Refurbishment and extension of two existing buildings to form a new community medical centre and a GP practice to the rear.

The existing premises consisted of an existing three storey building with part basement and a separate two storey structure to the rear.

The buildings had been subject to extensive refurbishment previously and a detailed structural survey was be undertaken to assess the condition of the structure and its suitability for further refurbishment which included removal of loadbearing elements.

The rear two storey building was in very poor condition but needed to be retained under the Planning requirements. The remedial structural strategy required to enable the refurbishment and redevelopment of the existing building involved underpinning of existing foundations together with providing additional stability to the superstructure by designing strengthening steelwork posts tied back to the floors and roof.

The building is served by a rear car park which required new surfacing laid to falls into existing surface water drainage. Due to its medical usage an extensive network of foul drainage had to be designed and which ultimately connected back into the existing foul drainage.
