Development required the retention of a substantial three storey masonry façade located in a conservation areas in Leamington Spa town centre. The remaining areas of the building being completely demolished down to basement level. An external façade retention steelwork structure was designed to safely laterally support the external masonry walls during the construction of the new building.
The structural and civil design included construction of new tanked reinforced concrete basement with balanced reinforced foundations due to presence of existing foundations to retained façade and new structural steelwork multi storey structure behind existing façade incorporating insitu concrete floors on metal decking on composite designed steelwork beams.
An additional storey height of residential floor is provided utilizing the space created by the formation of a mansard steelwork roof structure.
The existing masonry façade was tied back to the newer steelwork structure and regular monitoring of the stability of the façade was carried out prior, during and post construction.
The foul and surface water drainage connects to existing infrastructure following exploratory surveys of drainage connections and flow capacity checks of existing drainage systems.
